With a novel approach to a difficult site, this mixed-use, multi-family project captures the optimistic spirit, craft culture, and quirky contrasts of San Francisco’s Dogpatch neighborhood. The site is a 75-foot sliver alongside the I-280 Freeway. What was previously a collection of blank warehouses on Indiana Street, engulfed in traffic noise, is now transformed into a duo of complementary residential buildings designed by separate architects.Save this picture!© Bruce DamonteThis intervention brings scale and richness to this rapidly developing neighborhood with a series of courtyards, gardens, and stoops, and acts as a visual and acoustic buffer from the busy freeway. The 61-unit “M” Building has a porous, fine-grain fabric with open courts and stoops in board-formed concrete, vertical bays of glass and Corten steel, vaulted roofs, and a cantilevered white tower that signals its glass-walled main lobby.Save this picture!© Daniel GainesThe building has roof-deck lounges with downtown views and features private roof decks and semi-public landscaped outdoor plazas that overlook Indiana Street. Different scale outdoor rooms provide a variety of spaces for tenants to relax and congregate outside, a feature so critical to those living in dense urban areas. Studios and one-bedroom units complemented by family-friendly two- and three-bedroom apartments. All dwellings receive ample natural light with floor-to-ceiling windows and bays. Open kitchens and diversity of layouts provide a variety of living and entertaining options for the residents. first_img Brad James FacebookTwitterLinkedInEmailEPHRAIM, Utah-Garrison Beach completed 14 of 20 passes for 313 yards, 7 TD’s and one interception in one quarter of work as the No. 4 Snow Badgers clobbered Southern-Shreveport 63-18 Friday at Stoddard Field at Terry Foote Stadium.Beach did all of his work in the first half and found fleet-footed receiver Tejhaun Palmer (6 rec, 160 yards, 3 TD’s) for scoring receptions of 31, 25 and 24 yards for the Badgers.Beach also threw scoring passes to Peyton Beck, Austin Griffith and Tevita Noa as Snow built a 49-6 lead at the half.Seth Kaelin (6 rec, 119 yards, 2 TD’s) bolstered the Badgers’ running game, while Snow amassed 474 yards of offense in improving to 2-0 on the season.In defeat, the Jaguars were led by tailback Dedrick Talbert (12 touches, 72 scrimmage yards, 2 rush TD’s) and receiver Tristan Sweeney (3 rec, 76 yards).The Badgers return to action April 10 at Lackawanna of Scranton, Pa. to face the Top 10 Falcons. Mark Ruffalo Joins Broadway Revival of The Price

The Oscar nominee assumes the role of Victor Franz from John Turturro, who has left the production due to his filming schedule. Ruffalo joins a cast that includes Danny DeVito in his Broadway debut, Tony Shalhoub and Jessica Hecht.The Roundabout production, directed by Terry Kinney, will begin performances on February 16 at the American Airlines Theatre, where it is set to open officially on March 16 and run through May 7.This will mark Ruffalo’s return to Broadway after over 10 years; he was last seen on the Great White Way in the 2006 revival of Awake and Sing. He also starred in the off-Broadway premiere of This Is Our Youth. Ruffalo earned Oscar nominations for his performances in Spotlight, Foxcatcher and The Kids Are All Right; his additional film credits include The Avengers, HBO’s The Normal Heart, Begin Again and Shutter Island.Set three decades after the Great Depression, The Price follows Victor as he returns to his childhood home to sell the remainder of his parents’ estate. Joining him at the house are his wife (Hecht), his estranged brother (Shalhoub) and a scheming furniture dealer (DeVito).
